Area Today
Balangan is a cliff-backed surf beach on the Bukit, with a small but growing strip of warungs, guesthouses and beach bars perched above the sand. A large part of Balangan consists of a golf course, with a normal public road running through it.
Balangan's growth has followed the surf-tourism wave that built up the Bukit's western cliff line, arriving later than Uluwatu and Bingin but earlier than Nyang-Nyang further south. Its beach access and consistent surf break made it an early draw, and villa development along the coast has picked up as that beachfront strip filled in.
There is no Balangan-specific price point, but it sits directly on the price gradient running down the Bukit from Bingin's premium pricing toward the considerably cheaper Ungasan and Pandawa. Balangan sits between those two poles — more developed and pricier than Ungasan, but still a discount to Bingin immediately south of it.
Where This Is Heading
Observation, not predictionBalangan can still grow somewhat along the coast, where ocean-view land is being subdivided for villas — the same pattern visible at Bingin and Padang-Padang, just slightly behind them in timing. There is one problem: a large part of the area is the golf course, and that cannot simply go away. My expectation is therefore that Balangan will see growth, but never as much as Bingin and Padang-Padang. It can, however, connect nicely to them, because land prices here are cheaper and the same process can repeat itself. As Bingin and Padang Padang fill up, new areas come into view, and Balangan falls under them. Because it lies along the coast, I expect it to become popular too.
Investment Context
Land here still trades below Bingin and Uluwatu proper, which is the core of its appeal: it can connect to what is happening at Bingin and Padang-Padang, following the same process. Because the golf course takes up a large part of the area, I would not expect Balangan to grow as far as its neighbours.
