Area Today
Uluwatu is the Bukit's best-known destination, anchored by its clifftop temple and world-class surf breaks, and now home to a dense, fast-growing cluster of beach clubs, boutique hotels, cafés and villas that has made it one of the most sought-after addresses on the peninsula.
Uluwatu's growth followed its international reputation as a surf destination, expanding well beyond the temple and the break itself into a broader lifestyle and hospitality zone over the past decade — beach clubs like Single Fin and Savaya, high-end villa complexes and boutique hotels have all arrived in relatively quick succession, echoing the pattern seen in Canggu but on cliff-top terrain rather than flat coastline.
The Bukit as a whole — not just Uluwatu — is currently the most popular property area in Bali. Within that, Ubud ranks as the third most popular area for new projects after Uluwatu and Canggu, with land prices there already higher than on most of the Bukit. A 2026 provincial regulation restricting further agricultural-to-tourism land conversion and prohibiting nominee ownership arrangements could meaningfully slow new supply across the whole Bukit, Uluwatu included.
Where This Is Heading
Observation, not predictionDevelopment pressure here continues to intensify within Uluwatu itself and is also spilling toward Nyang-Nyang and Ungasan, the less-developed stretches to its south and east, as prime clifftop land close to the temple and main breaks becomes scarcer and pricier. I'd expect Uluwatu to keep intensifying — more beach clubs, more boutique hospitality, rising prices — while the areas immediately around it absorb the overflow the way Pererenan and Seseh absorbed Canggu's.
Investment Context
Uluwatu supports a well-established short-term rental and beach-club hospitality market with strong brand recognition, but land and existing villas here command a real premium for that reputation — worth confirming any deal doesn't rely on a nominee ownership structure given the tighter rules now in place.
Good to know
A lot is being built here
Uluwatu is one of the most popular areas on Bali and keeps getting busier.
One main road
Uluwatu is reached by one main road from Jimbaran, which is often congested. A new connecting road is being built inside the area.
Water arrives by truck
The limestone ground does not allow a regular pipe network, so water is brought in by truck from Jimbaran.
