Area Today

Ungasan lies more in the middle of the Bukit, on the high plateau just inland and east of Uluwatu. Many stretches are still undeveloped scrubland, alongside the projects that have already been built.

Ungasan has developed more slowly than the popular clifftop areas around Bingin. As those areas fill up, developers are slowly moving towards Ungasan, because land around Bingin is limited and land in Ungasan is cheaper.

Land prices in Ungasan are still cheaper than in the popular areas on the cliff. Ungasan, along with Pandawa, currently represents the Bukit's biggest opportunity precisely because it's not yet well developed: less infrastructure so far means land prices well below Canggu's, for land on the same island's most in-demand peninsula.

Where This Is Heading

Observation, not prediction

As the popular areas around Bingin fill up, I expect developers to move gradually further towards Ungasan, because land around Bingin is limited and land in Ungasan is cheaper. So Ungasan will slowly be built up as well. My expectation, however, is that popularity and occupancy will not be as good as in the coastal areas.

Investment Context

This is where I'd point an investor looking for cheaper land and more room than in the popular clifftop areas, who accepts that popularity and occupancy will probably not match the coastal areas. Land is still cheaper than in the popular areas and than in Canggu.

Good to know

  • Thinner roads, power and water

Ungasan has less infrastructure than the denser Uluwatu area, but more room and larger plots.

  • Not as popular as the coast

I expect popularity and occupancy here to stay below the coastal areas.
