Area Today
Sanur is one of Bali's oldest tourist areas, an established, family-friendly beach town on the southeast coast with a calm, reef-protected lagoon, a long beachfront promenade, and a noticeably older, quieter visitor demographic than Canggu or Uluwatu.
Sanur is Bali's oldest coastal tourist area, with tourism dating back to the 1950s. Its real turning point came in 1966, when the ten-storey, 566-room Bali Beach Hotel opened as the island's first five-star hotel. The scale of that single project directly triggered Bali's first real piece of spatial planning: a 1971 governor's decree capping new hotel heights at 15 metres, roughly the height of a mature coconut palm — a rule that still applies island-wide today, including everywhere else on this platform.
Sanur's development story is the opposite of Canggu's: rather than development shifting onward to a new area once Sanur filled up, growth stayed concentrated and was followed by early, targeted regulation. Since 1 November 2022, Sanur has also been part of a roughly 41-hectare special economic zone (KEK) focused on health and wellness, including an international hospital — a fundamentally different kind of investment driver than tourism alone, and one that doesn't exist anywhere else on this platform.
Where This Is Heading
Observation, not predictionSanur developed differently from Canggu: the development didn't shift onward to new areas, it stayed in place, with early rules and later, deliberate renewal added on top. I'd expect Sanur to continue in that mode — not further expansion, but ongoing renewal of the area, consistent with a Consolidation-phase market moving toward either managed decline or active rejuvenation. The new health-and-wellness economic zone is the clearest current driver of that renewal.
Investment Context
This suits renovation or repositioning of an existing hotel or villa asset aimed at a family or longer-stay demographic rather than a new-build, short-term-rental play. The new health and wellness economic zone also opens a genuinely different angle — medical and wellness-linked hospitality — that doesn't really exist as a category anywhere else I track on this platform.
Good to know
A health and wellness zone
Since 2022 part of Sanur has been a special economic zone for health and wellness, with an international hospital.
Little open land left
Sanur is built up, and Denpasar runs all the way to it.
