Area Today

Canggu is currently Bali's most talked-about hotspot — the area most associated with the island's beach-club, surf and digital-nomad lifestyle, with venues like Atlas, Finns and The Lawn anchoring a scene that draws visitors and long-stay remote workers from all over the world. Within Canggu, Batu Bolong has become the walkable core for coworking and cafés, Berawa the beach-club and expat-family stretch, and Echo Beach the surf-and-sunset strip — three distinct moods inside what outsiders lump together as one area.

Ten years ago, very little of this existed. Canggu was a quiet surf and rice-field area, and the only real activity on this stretch of coast was further south in Kuta and Seminyak. The villa complexes, co-working spaces, beach clubs and boutique hotels that define it now arrived within a short time, much of it on former rice fields.

During COVID an enormous amount was built in Canggu, mostly by many small developers. As a result the area is now quite oversaturated. Villas were built in places where building is not allowed, and not always with the right licences. Since COVID the situation has recovered somewhat, but you still see the negative effects of that period in the area.

What I noticed here

I first saw Canggu in 2015, on my first trip to Bali — barely any of the development that feels obvious today existed yet. Coming back years later, the scale of that change was the clearest example I've personally seen of how fast this coastline can move, and it's exactly why I look at every area on this platform in terms of where it sits in that same cycle.

Where This Is Heading

Observation, not prediction

The same pattern that built Canggu is now pushing past it. As land close to the beach in Batu Bolong, Berawa and Echo Beach becomes scarcer, development is moving north and inland towards Pererenan, Seseh and Cemagi. Canggu itself is largely built up: what happens here now is mainly renovation and stricter enforcement, not new land becoming available.

Investment Context

Canggu is currently one of the hotspots of Bali, and really a lifestyle area. At the same time there are a very large number of villas. For existing villas with a proven return, Canggu is still a good market to enter. If you are looking more at future potential, I would look at newer areas within the west coast, such as Pererenan, Seseh and Kedungu. I think these areas offer more potential, because of the pattern I have seen of development moving further and further west. There is also a lot of competition in Canggu: most rental villas are located here, so you are competing with many others. If you want to invest here anyway, make sure you have a very good villa, and check its permits and zone carefully.

Good to know

  • Busy roads, every day

Much of the road network began as narrow village and farm tracks. Traffic, especially around Batu Bolong and Berawa, is part of daily life.

  • Largely built up, development moving west

The heart of Canggu is mostly built up. New development is shifting towards Pererenan, Seseh and Cemagi.

  • Built on former rice fields

Much of Canggu was built on former rice fields.
