Area Today
Kedungu is currently the furthest edge of the west-coast development corridor I track — still mostly rice fields, agricultural land and local housing, with private villas, small resorts, glamping concepts and a handful of hospitality venues so far. Density is still relatively low, but investor interest is rising quickly.
A meaningful part of what's happening here right now is land banking — investors buying ahead of development rather than building immediately, on the expectation that Kedungu becomes the next hotspot along this coast, the same role Seseh is playing today and Canggu played a decade ago. According to a 2025 investment presentation by The Kedungu Fund, the Ciputra Group holds roughly 80 hectares in Kedungu with plans for hundreds of villas and additional facilities — one of the clearest concrete signs of large-developer land banking I found anywhere on this coast.
Kedungu is firmly in the Development phase, the earliest stage currently visible along this corridor. Its surf spot is widely seen as the area's single biggest long-term draw. The westward development pattern along this whole coast tends to follow a repeating cycle: early investors and small projects first, then larger developers, international hospitality brands and supporting infrastructure once an area proves itself — Kedungu is currently at that first stage.
Where This Is Heading
Observation, not predictionKedungu's surf break is repeatedly cited as its main long-term draw, and the pattern here mirrors what preceded every earlier hotspot on this coast. I'd treat Kedungu as genuinely early-stage rather than assume it repeats Canggu's trajectory automatically — the surf break and the land banking activity are real signals, but infrastructure here is thinner than anywhere else on this coast, and that gap has to close before the area can support the kind of density Canggu now has.
Investment Context
A lot of current activity here is investors positioning for future development rather than building now. That can mean genuine early-stage value, but it also means longer holding periods and less certainty than a market like Seseh where the trajectory is already visible.
Good to know
Large developers are already positioning
Big players have started buying land here, with plans for hundreds of villas.
The thinnest infrastructure on this coast
Roads and services are the least developed here. It is the same gap Canggu had earlier in its growth.
