Area Today

Nyanyi doesn't fit the gradual, plot-by-plot pattern of the rest of this coast. It's still largely undeveloped along most of its length, but it's now home to Nuanu Creative City, a roughly 44-hectare planned development combining housing, hotels, hospitality, art, education, wellness and entertainment — including Luna Beach Club — built as a single master-planned destination founded by Sergey Solonin and led by CEO Lev Kroll, rather than accumulated villa by villa.

Where Canggu, Pererenan and Seseh grew through hundreds of individual villa and hospitality projects arriving over years, Nyanyi's defining development is one large, centrally planned project. That makes it a genuine outlier on this coast — every other area here grew through gradual, investor-by-investor accumulation; Nyanyi was essentially built as a single destination from the outset.

The scale of Nuanu's own numbers is what makes Nyanyi different: in 2025, the project offered a substantial package of new commercial and residential investment opportunities to local and international investors, and reportedly sold its first residential phase of 40 villas in a single day. I treat those as the developer's own reported figures rather than independently verified numbers, but even directionally they describe a different kind of demand signal than anything else on this coast — concentrated, rapid, and tied to one project's execution rather than organic area-wide growth.

Where This Is Heading

Observation, not prediction

A project at this scale has real potential to pull further development toward Nyanyi on its own, separate from the organic spread coming up the coast from Canggu — it's effectively planting a new hotspot rather than waiting for one to arrive naturally. I'd watch Nyanyi closely over the next few years specifically because it's an exception to the pattern everywhere else on this coast. If Nuanu performs as intended, I'd expect surrounding land to start attracting the same kind of speculative interest that Kedungu is already seeing further along — driven by one project's success rather than gradual area-wide momentum.

Investment Context

Nyanyi's investment case is tied unusually closely to one large master-planned project rather than the incremental, area-wide pattern I look at everywhere else on this coast. That's a genuinely different kind of risk and opportunity — more concentrated, more dependent on one operator's execution — and I'd underwrite it on that basis rather than treating it like another step in the Canggu-to-Kedungu chain.

Good to know

  • Growth tied to one large project

Nyanyi's development leans strongly on Nuanu Creative City, a master-planned project, instead of gradual growth as elsewhere on this coast.
