Area Today

Tanjung Aan is a striking white-sand bay next to Mandalika, known for its powdery 'pepper sand' beach and turquoise water, historically a quieter, more undeveloped stretch than Kuta Lombok but now attracting serious hotel investment as Mandalika's masterplan expands along the coast.

Tanjung Aan has stayed relatively undeveloped for longer than Kuta Lombok, but it's one of South Lombok's current and emerging hotspots alongside Kuta and Tampah/Lancing Bay — the high-end hospitality the Tampah Hills project is bringing to the area immediately next door is a clear signal of where investment is heading.

Where This Is Heading

Observation, not prediction

Development is expected to spread outward from Kuta in both directions, though more towards Selong than the other way — meaning Tanjung Aan sits on the less-favoured side of that expected spread, but still benefits directly from Mandalika's adjacent infrastructure and visitor traffic. I'd watch Tanjung Aan closely as the next logical extension for higher-end beachfront hospitality, given its beach quality and its position right against the SEZ boundary.

Investment Context

This is an earlier-stage beachfront opportunity than Mandalika itself, benefiting from the same state-driven infrastructure and event-calendar momentum next door without being inside the SEZ's own land-management framework — worth weighing that trade-off between more open land access and less direct state-backed infrastructure investment.

Good to know

  • Next to Mandalika

Tanjung Aan benefits from Mandalika's roads and events without being inside the zone.

  • Local stalls were removed

Last year the government removed warungs and restaurants of local people on the beach. According to the government they stood there without permission.
